Is it true that listing, marketing, and selling my home costs only $7 a day?

Yes, it is only $7 per day.

Is ListingSpark able to assist me with an open house?

Yes! You host the Open House (we recommend making cookies because everyone loves the fragrance), and we market it by entering it onto the MLS.

What if I need further assistance along the way?

Our Customer Success team will answer basic questions via our online help. We’re available by email at [email protected] 7 days a week from 9 a.m. to 8 p.m. and live chat Monday through Friday from 9 a.m. to 6 p.m.

For $975, you can employ a professional transaction coordinator to operate as your dedicated agent and guide you through the whole offer-to-close process, including negotiating offers, evaluating inspections, coordinating repairs, and reviewing closing paperwork. This upgrade becomes available after you receive your first offer, and it can be added to your account at any time!

I’d prefer to use a personal sales agent to sell my house the old-fashioned way. Is ListingSpark capable of doing so? Request a Demo

Yes! We have qualified real estate agents who are eager to sell your house. If you’ve already started listing your home with ListingSpark and decide you’d rather sell it with an agent than by owner, you may convert your listing to a full-service listing at any time.

How can I cancel my listing and how much will it cost me?

Unlike most companies, ListingSpark does not require a long-term commitment. If you decide to cancel your listing before it goes under contract or goes through the negotiating process, all you have to do is contact us and let us know. You will only be responsible for the first month’s payment, and any wasted days will be returned. The MLS requires us to retain your listing on the MLS once it is under contract until the transaction is completed through the title process.

What if a buyer doesn’t have access to an agent?

When a buyer is unrepresented, ListingSpark charges a flat $350 commission at closing to help the transaction go smoothly. This cost is only charged if we must draft the contract; otherwise, there is no charge.

What if I have a question about a contract or an offer?

We’re here to assist you in selling your home. If you require more assistance than basic information, one of our transaction coordinators can function as your personal guide throughout the full offer-to-close process, including negotiating offers, evaluating inspections, managing the repair discussion process, and reviewing closing paperwork. This upgrade becomes available after you receive your first offer, and it can be added to your account at any time!

What if I begin the process of selling my property but discover that I require more assistance along the way?

ListingSpark is a real estate brokerage agency that offers a full range of services. We can assist you at any point during the selling process. You can transfer your listing from self-service to one of our agents for full, traditional support at any time after you’ve listed your home with ListingSpark.

Do I have to pay a 3% commission to the buyer’s agent?

The buyer’s agent commission is not set and is entirely up to you. Keep in mind that paying buyers’ agents less than 3% commission may result in fewer showings. Note that while ListingSpark does not charge a commission, being listed in the MLS is the only way for Buyer Agents to show your home to their clients – they will not do so for free. The ListingSpark program allows you to cut the commission below 3%, but we’ve found that commissions below 2% don’t sell very well, so clients who want to go below that level will need to be approved on a case-by-case basis.

Is it possible to pay buyer’s agents more than 3% to encourage a sale?

Yes, time-pressed ListingSpark clients may pick this technique to pique the interest of buyer’s agents.

How do contract negotiations take place?

ListingSpark will receive any contracts submitted by potential purchasers. We’ll then upload the offer to your ListingSpark account and send you an email to let you know about it. The platform then allows you to accept, reject, or make a counteroffer. If a counteroffer is made, the procedure will continue until the offer is accepted or rejected.

How is the price of my listing determined?

Your home will sell if it is priced correctly. On our site, we offer a built-in market comparison tool where you may do your own comparisons! This will provide you access to all of the sales data in your neighborhood, allowing you to price your home appropriately. We also offer a brief video tutorial that demonstrates how to use the search fields to get the most accurate results.

What if a prospective buyer has questions about my property?

When a buyer contacts ListingSpark with a query about your home, we will notify you right away and transfer their questions and contact information to you so you may follow up.

How do real estate agents present my home?

We use ShowingTime, a showing service that is directly integrated into your MLS listing. Just Go (no approval required), Courtesy Call (no approval required), and Appointment Required are the three options for customizing how you are notified of viewing requests (approval needed). Agents will be able to access your property at the scheduled time if you use the Supra lockbox we supply or have provided your own access instructions when the showing occurs.

Is professional photography an additional cost?

Not a single dime. ListingSpark will send a professional photographer to your home to shoot the inside and outside of your property. These images will be used in conjunction with your MLS listing.

What impressions do unrepresented purchasers have of my home?

If an unrepresented buyer contacts us, we will tell you right away and send you their contact information so you can schedule a showing and work out access with them. Just a reminder that only licensed realtors have access to the Supra lockbox.

Is it possible to pay for a virtual tour of my home?

Absolutely. If you’d like to do so, please contact us at [email protected] and we’ll put you in touch with one of our photographers to discuss scheduling and price.
